The foam and the coating
The foam itself doesn't wear out much as long as sunlight never reaches it. The coating on top is what ages. Keep renewing the coating, and the foam keeps working.
What affects lifespan
- Coating type and thickness — thicker coats last longer.
- Exposure — south and west sides and high elevations wear faster.
- Ponding — standing water wears coatings unevenly.
- Foot traffic — servicing equipment scuffs the surface.
- Birds — pecked foam needs prompt patching.
- Recoat timing — the biggest factor of all.
Typical rhythm
- New foam and coating
- Yearly look-overs and small repairs
- Recoat every several years
- Repeat
When it's too late
Once foam is brown, crumbly or wet over large areas, it has to be cut out — and if it's widespread, the roof needs replacing. See flat roof replacement.
