What actually keeps water out
Clay and concrete tiles shed most rain and shade the roof, but the underlayment beneath is the real waterproof layer. After years of heat, it hardens and cracks. Leaks then appear even though the tiles look perfect.
Our tile services
- Spot repairs — replace cracked or slipped tiles; fix flashing.
- Lift and re-lay — tiles carefully removed and stacked, new underlayment and battens installed, tiles reset with replacements for broken ones.
- Wind clips and fastening checked where tiles have shifted.
Please don't walk on it
Tiles break easily underfoot. Let a roofer go up — a few broken tiles can create the leak you were trying to find.
Questions homeowners ask
Why does my tile roof leak if no tiles are broken?
Usually the underlayment underneath has worn out.
Can my original tiles be reused?
Usually most of them can; we replace the broken ones.
Does wind move tiles?
Strong wind can shift loose tiles; proper fastening helps.
