Once a year, ideally in spring
If you can safely get on your roof, look at these. If not, have a roofer do it.
- Coating — chalky, thin, cracked, or foam showing through?
- Parapet caps — cracks or open joints?
- Inside corners — splits where the roof meets the wall?
- Canales — clear, firmly attached and tilted outward?
- Skylights and curbs — sealant cracked or pulling away?
- Equipment and solar — mounts sealed and solid?
- Ponding — water stains or debris rings after rain?
- Bird or animal damage — pecked or scratched foam?
- Debris — sand, leaves and anything blown up there?
Write it down
Take photos each year. Comparing year to year shows you how fast the coating is wearing and helps you time the next recoat.
